Due diligence

Before you commit capital to a property, we check what the papers say, what the ground shows, and where the two disagree. Due diligence is the least expensive insurance a property decision can buy.

What we check

Title documents and their registration status. The seller's capacity to sell. Site boundaries against survey plans. Physical condition and occupancy. Planning and zoning constraints. Encumbrances, disputes, and third-party interests that do not appear in the sales conversation.

What it protects you from

Multiple sales of the same land. Boundary and family disputes. Purchases that cannot be registered. Buildings that cannot lawfully be extended or converted. Paying a sound-property price for an asset with unsound papers.
